- Lead with what distinguishes this house from the attached neighbour and the rest of the road: an extension, a loft conversion, a refitted kitchen or a longer garden.
- Say whether the driveway or side access is shared - buyers ask, and it is better read in the listing than discovered at viewing.
- For 1930s semis, name the features - bay windows, original doors, picture rails - instead of relying on the word "character".
- Give the garden's approximate length and orientation; for family buyers this is often the deciding detail between two similar semis.
- Describe extension or conversion potential as "subject to the usual consents" - never assert that permitted development rights apply.
