- Never apologise for size - describe what the rooms are ("two double bedrooms") rather than what the house lacks.
- Be straight about parking: say whether it is on-street, permit-zone or allocated. Buyers will find out anyway, and omissions erode trust in the rest of the listing.
- Name the period features - sash windows, cast-iron fireplaces, exposed floorboards - instead of the generic "full of charm".
- Call outside space what it is: a paved courtyard is not a garden, and misdescribing it wastes everyone's viewing.
- State whether the house is mid- or end-terrace, and mention side or rear access where it exists - both genuinely affect value and buyer interest.
