Tips for writing flat listings

  • Put lease length, service charge and ground rent where buyers can find them; a listing that hides the numbers attracts viewings from buyers the numbers do not suit.
  • State the floor the flat is on, whether there is a lift, and how the building is entered - these are among the first questions any applicant asks.
  • Describe outside space precisely: a balcony, a Juliet balcony and access to communal gardens are three different things.
  • Be explicit about parking - allocated, permit, first-come or none - and whether any space is included in the sale or rented separately.
  • Refer to the management arrangement in factual terms (managing agent in place, residents' management company); avoid calling a block "well managed" unless you can support it.
