  • Quantify the plot and parking - "driveway parking for four cars and a double garage" does more work than "ample parking".
  • Resist stacking superlatives; detached buyers compare on substance, so lead with approximate floor area, room count and garden orientation.
  • Describe the separation from neighbours specifically - not overlooked to the rear, gated frontage - rather than simply calling the property "private".
  • Cover tenure and any restrictive covenants or shared driveways early; detached does not automatically mean freehold with unrestricted access.
  • If there is scope to extend, say "subject to the usual consents" rather than implying planning permission already exists.
