Maisonette description: example and free generator
The first job of a maisonette description is definitional: many buyers do not know how a maisonette differs from a flat, so the private entrance and the floors it occupies need spelling out. Tenure is the other trap — leasehold terms, share-of-freehold arrangements and maintenance responsibilities vary widely. Lease length, service charge arrangements and exactly what outside space belongs to the property are the details to nail down.

Tips for writing maisonette listings
- Explain what the maisonette actually is in the first paragraph — own front door, which floors it occupies — because a large share of buyers assume it is just another flat.
- Make the tenure crystal clear: maisonettes are commonly leasehold or share of freehold, and buyers will want the lease length and service charge arrangements before viewing.
- Lead with the flat-beating features: private entrance, no communal areas, and any private garden or allocated parking.
- State which floors the accommodation occupies (e.g. first and second) so buyers can picture the layout — and how the garden is reached, if there is one.
- If there is outside space, say whether it is private, shared or set out in the lease; it is one of the most common points of confusion at viewings.
