Tips for writing new-build home listings
- Be precise about the build stage: "off-plan", "under construction with anticipated completion in Q1" and "ready to occupy" mean very different things for a buyer's mortgage offer window.
- List exactly what the specification includes - flooring, appliances, turfed garden, EV charging - because new-build buyers rightly assume nothing until it is stated.
- Name the warranty type and length factually (for example, a 10-year structural warranty) without presenting it as your own or the agent's guarantee.
- State any estate management charge on freehold plots, and label council tax as awaiting assessment and EPC ratings as predicted where that is the case.
- Describe incentives exactly as the developer frames them and add "subject to terms"; never present a contribution or scheme as certain or available on every plot.
