Material Information Checklist

Part A — every listing
- Asking price or monthly rent
- Council tax band (or business rates for commercial)
- Tenure: freehold / leasehold / share of freehold
- If leasehold: remaining lease term, ground rent, service charge
- Lettings: deposit amount
Part B — every property
- Property type and construction (standard / non-standard, materials)
- Number and types of rooms (with measurements where practical)
- Electricity supply and heating type
- Water supply and sewerage
- Broadband type and availability
- Mobile signal / coverage
- Parking arrangements (allocated, permit, on-street, none)
Part C — where applicable
- Building safety issues (e.g. unsafe cladding, structural)
- Restrictions: listed building, conservation area, tree preservation orders
- Rights and easements: public rights of way, shared drives, wayleaves
- Flood risk (river, surface water) and any history of flooding
- Coastal erosion risk
- Planning permission or proposals nearby
- Accessibility features and adaptations
- Coalfield or mining area
